Fire Door Annual Inspection (NFPA 80)
Fire-rated door assemblies must be inspected annually per NFPA 80. Fire-rated assemblies are available in 20-minute, 45-minute, 60-minute, 90-minute, and 180-minute ratings. The annual inspection must verify the following.
• All fire labels present and legible on door, frame, hardware, and glazing
• No unauthorized modifications to any component
• Self-closing test: door closes and latches from full open position
• Positive latching test: door cannot be pulled open without hardware activation
• Clearance measurements within NFPA 80 limits (1/8 inch maximum at sides and top)
• Gasketing intact and in continuous contact
Closer Annual Service
• Test and adjust closing speed, latching speed, and backcheck
• Check for fluid leaks at the closer body — replace closer if leaking
• Verify ADA sweep time compliance (minimum 5 seconds from 90 to 12 degrees)
Hardware Annual Service
• Tighten all hardware mounting screws (hinges, lockset, closer, stops)
• Test all lock functions and verify key operation
• Inspect panic hardware components for wear and test operation
Finish and Structure
• Inspect door and frame finish for corrosion, peeling, or wear — repaint if needed
• Assess sealant and gasket condition at frame perimeter — reseal if deteriorated
• Check glazing seals (if applicable) for failure or moisture intrusion
• Document all inspection results and retain for compliance records
